The villa spans two floors; upon entering the front door, you will find yourself in the spacious living room, surrounded by the warm and inviting colors of this splendid environment. A large sofa, ideal for the whole family and friends, creates a convivial and relaxing atmosphere. The kitchen is large and beautiful, perfect for food enthusiasts and those who enjoy cooking, where you can fulfill your culinary dreams. It’s ideal for organizing a tasting with a private chef who will cook refined dishes accompanied by excellent wines or introduce you to the cuisine of Tuscan tradition and Viareggio’s fishermen.

Ascending to the first floor via a splendid wooden staircase, you will discover three very original bedrooms. The two double bedrooms, one with a private terrace, offer you a refuge of serenity and comfort. The third bedroom, equipped with two single beds, is perfect for accommodating younger guests or friends. Each room is air-conditioned to ensure maximum comfort. Additionally, the villa features a fully isolated studio, separate from the other spaces, where you can work or study in serenity, and two bathrooms, one with a shower and the other with a beautiful Jacuzzi tub for relaxation and hydro massage. Upon request, an additional single bed can be added for extra guests.

Minimum Age Requirement: Guests must be at least 25 years old to book the accommodation (families with children are welcome).

Online Check-in via Holive Portal: All guests will be required to provide their personal details and identification documents in advance for registration on the AlloggiatiWeb portal, as well as on the portals of the Tuscany Region and the Municipality, in compliance with the Italian regulations: Article 109 of the Consolidated Law on Public Security (TULPS), Article 12 of Decree-Law No. 59 of 1978, Article 7 of Legislative Decree No. 286 of 1998, Article 193 of Royal Decree No. 635 of 1940 (Communication of guest data to the Police), Article 84 bis of Regional Law No. 86/2016 “Unified text of the regional tourism system” which provides for “Communications for statistical purposes” (Communication of data to the Region), and Article 70 of Regional Law No. 86/2016 “Unified text of the regional tourism system” (Communication to the Municipality). During online check-in, guests will be required to sign a rental agreement (Article 1, paragraph 4 of Law No. 431/98), which is mandatory for staying in a tourist rental property.

The house implements self-check-in with key retrieval from a code-locked box.

Check-In Details

– Check-in is after 3:00 pm.
– Check-out is by 10:00 am.
– Late check-out is possible only upon request and free until 12:00 pm.
– Late check-out after 12:00 pm until 5:00 pm incurs a fee of £50.00; beyond this time, the entire night is charged.

Security Deposit: A security deposit of €400.00 is required

Tourist Tax: Viareggio City Tourist Tax of €1.50 per person per day (up to a maximum of 10 days) as indicated, in compliance with municipal regulations.
